How close do you stay to timeline and budgets?

The budget and reasonable time frame are stated in the contract, which is signed by all parties with copes provided before we break ground or start any project. There is an Act Of God provision in every contract. Construction during a hurricane is not only dangerous, but unlikely to produce a good finished product, but check with our refrences and you can see for yourself if its not due to nature or outside forces, we do what we say, when we say.

How are payments made, and when are they made?

Again these terms are broken down in the contract based on progress with a completion date included. Typically we take a deposit ranging any where from 10-30% once comence of project has begun. The rest of the payments are determined beforehand. Once the work is completed to a pre-deternined point, a pre-determined payment is made, with final payment due upon completion.

  How much will will the work cost?

We develop a price from dicussions with you about your needs, your budget and the plans. We prefer to negotiate prices with clients, rather than bid competitively. Working up a realistic bid is time-consuming, so we're fortunate that usually our clients have already chosen us as thier contractor, rather than putting their work out to bid. We then negotaiate the price to one that meets your budget and aesthetic concerns.
